What is a duet?

A duet is similar to a duplex. It is an attached single-family with each side owned separately. There are only 2 homes attached for each set of duets.  The purchaser would be buying either the left or the right side of the duet.

What size are the duets?

All duets are 2 stories. 1388-1528 square footage.

 

​Do the duets have garages?

There is no garage, however, there will be a parking pad which can accommodate 2 vehicles for each duet.

How much does a duet cost?

The duet homes will start at $270,000.

​​

Is there any down payment assistance to purchase a duet?

The purchasers may be eligible to receive up to $95,000 in down payment assistance. This include up to $30,000 from House Charlotte program, along with up to $50,000 from NCHFA's Community Partner Loan Pool (CPLP) and up to $15,000 from NC 1st Home Advantage DPA.

Is there a required amount for the Earnest Money Deposit?

The required Earnest Money Deposit (EMD) is $1500.

Is there a waitlist?

There will be no waitlist for the properties. Properties will be available for offers at 60-90 days from anticipated construction completion date.

​

Can our offer roll over to the next lot?

No, if you offer is not selected, you will need to submit another offer for a different home.

​​

I want a particular lot/model can I reserve a specific lot/duet?

No holds or reservations are available for a duet.

​

We anticipate 4 duets will be available for closing in April/ 2025. We are currently taking offers on these duets.

What is the turnaround time once an offer is submitted?

Once an offer is submitted, you or your agent should have a response within 2-3 business days.

Can I select the finishes or make changes to a duet while it is being built?

No changes or customization can be made to the homes.  The interior finishes and exterior colors are selected by the builder. 

​​

Is there an HOA? Are there any amenities?

There is no Homeowners Association (HOA). However, there is a shared maintenance agreement for each duet. You will share a privacy fence between the yards.

​

There is a county park located a short distance from the duets. Located nearby in the  Druid Hills community there is a county pool- the Double Oaks Aquatic Center.  â€‹

Is there a model home available to view?

There is no model home. However, here is a virtual tour of a similar duet.

Are sellers open to Investors?

The Legacy duets are not available to be purchased by an investor. The homes must be purchased as a primary residence and owner occupied.

I want to purchase a duet, what do I need to do? 

Prospective buyers must be prescreened to determine household income eligibility. Email DKPLending@dkp.org for pre-screening instructions.  Once determined eligible, your offer will be reviewed for acceptance.  You and your agent should Contact the listing agent- Melissa Gaston Realty, to submit an offer to purchase one of the duet units.

What is the turnaround time once an offer is submitted?

Once an offer is submitted, allow 2-3 business days for a response.

​Is there a maximum income limit for a buyer to purchase a duet?

Yes, the maximum income to purchase a duet is listed in the chart below. The income limit is 80% of the Area Median Income (AMI)  for Mecklenburg County.
